Can I get approved for an FHA Home loan?

Hi. I wanted to know my chances of getting approved for an FHA Loan. I checked my FICO score at myfico.com and it is a 653 (I know...not so great). I was an immature college student and I had a couple of charge offs that were paid off 4-5 years ago. I also have about $30,000 in student loans (Obviously, c ollege screwed me up! =) ). I have rented an apartment for 2 years and have since opened 2 store accounts and I have NEVER been late with either. Another good thing is that I have about $6,000 that I am able to use toward a home and I have been at my job for 4 years. Do I have a chance of getting approved for an FHA loan for about 75K? Or, do I need to wait until those charge offs disappear and try to get a conventional loan? Looking for accurate advice only! Thanks! =)

Does Civil Affairs in the Army get respect and is it interesting work?

I've heard mixed reviews. As far as respect, I heard that while active duty Civil Affairs is under Special Operations, they often get attached to conventional units. I heard that even the Civil Affairs females can get attached to combat arms units as it's usually the infantry units and others who patrol the teams into the villages to do their work. Some infantry guys have told me they didn't care because it's just another mission, others have said they think it's stupid to have to escort CA into town and sit around pulling security for hours. As for the interesting work, some CA people I've talked with have said they hate how much paperwork they have to do plus it's all the same thing essentially going to villages and giving them money to do work or building schools or water sources and that while it can be worthwhile to see the finished project used, it's very boring overall having to meet with them tons to get projects done. Do they do anything else besides that? Any interesting projects like working at negotiating with high level power figures in these countries or is it mainly dealing with the people at a village level?

We are purchasing a home for our family to live. Since we already own a home, the home we purchase will be an "investment" property. We are using a conventional loan w/ 20% down and no contingencies. Now granted, my first exposure to the concept of a one-world government was Star Trek. And yes, if the government was ran by somebody like Hitler or Stalin, it would be a bad thing. But would it really be bad if the entire planet was run as some sort of parliamentary democracy/republic that had, at it's core, a respect for all people, and all faiths? In essence, a code of basic human rights and dignity? If the planet was run by an elected council, with no one person being supreme leader, and had a constitution that expressed the right for all to live and worship as they saw fit, as long as they caused no harm to other persons, this would actually be a good thing, i would think.

Mortgages in communities that are more than 50% rental properties?

I live in a small (20 unit) townhome community. The current HOA covenants state that only 20% can be rented out. Home values in the community have plummeted and homeowners want to increase that 20%. The HOA is saying that they have in writing that if we go more than 50% rentals, that the only way a unit could sell is to a cash buyer. They are claiming that potential buyers would not qualify for FHA, Fannie Mae, Freddie Mac or Conventional loans any more. Should I be making my daughter get back on her horse after falling off?

My daughter is 10y/o. She has loved and been taking english lessons for the past four years on a 13hand pony. We bought land and moved to a new area and joined the 4-H drill team in our new area. She was having a great time on one of the drill team members horses but then that member needed to sell her horse for some extra money. I decided to let my daughter ride my 6 y/o gilding, who has been used for hunter/jumper. I have had him since he was three weeks old, due to the death of his mother, and I trained him myself using Clinton Andersons teachings....so I really know this horse. He is not a mean or hateful horse...he is a good horse, but young. The second week she fell off - at a canter. I did not see the fall but she hurt her arm pretty bad and it took about a week before she could lift it again. She refused to get back on him and has still not done so 10 weeks later. She has howerver been riding my mare at drill team who is 15y/o and is a been there done that horse. She says she is still nervous and does not want to go to drill team because she does not want to canter. She will get on and trot but only when I tell her she is part of a team and we have to do our part by practicing...I go out with her and she will get on and W/T only. She wont go on a trail ride with me or even out of the arena. She is so nervous and I am not sure what to do. You can see she wants to be around the horses, but does not want to get on. I am making her get on. Am I wrong for this? I told her when she can work her way up to cantering again with out freaking out I would let her make the decision to stay in drill team or to drop out. I told her I did not want her making this decision out of fear because she would run away from what she feared for the rest of her life. I really had good intentions with this, but as any mom I am really thinking I am hurting her rather than helping her. Please, please help me do what is right for her. I do not have all the answers and I really need some help. I do not want to end up killing what she loves the most, but I also do not want her to be so freaked out and crying herself to sleep after every drill team practice! This is killing me!!!!! Help With Disrespectful Horse?

My horse 8, half Arab half qh gilding, is disrespectful to me when I am riding and especially when other people are riding him. When I'm just leading him, he is very respectful and does anything I ask. When I have other people ride him, he just won't move for them so I lead him. When I lead him with other people on his back, he pins his ears and tries to go faster than I want him to. He jumps up and paws the ground. He also tries to nip and every time they ride him he never pays attention to me. He is always looking someplace else. It's almost the same as when I'm riding him. I can get him to move but when I do, he swishes his tail , jumps forward and pins his ears. I try to correct him but he doesn't listen. It gets frustrating! And like I said before I have no problem with him on the ground. He is calm, quiet, and pays attention to me. He never stares off into the distance. I lounge him just fine to. The trainer I had up here before said it all fit properly and the vet said he was perfectly healthy. I know it's not his problem, it's me not knowing how to treat a horse while on his back. He thinks he can get away with it all. Also please don't suggest that I get a trainer up here because money is tight these days you know. Any way thanks!

I have to do a project where I find an invention from the gilded age (1875-1915). Then I have to find the same invention in modern ages(1970-2010). For example: The lightbulb. Basically because there was very little regulation by government, state and national. The country was expanding and the railroads were in bitter competition with each other and the consumer paid the bill. Big cities were run by political machines, like the Boss Tweed Ring in NYC. Government on many levels took bribes, mis-counted ballots, paid people to vote, and demanded kickbacks and bribes from business, political groups, and any other group wanting to operate in their city or town. Immigrants were cheated and paid low wages. There was no protection against the food being produced, the health of the people, or any zoning restrictions to protect the citizen. Most people looked the other way.

How do I fix my NAT type?

I have tried all of the conventional ideas that are easily researched. My NAT type is set to Open, I have UPnP enabled, and SIP ALG is disabled. Amazingly enough, my NAT type still registers as Strict on my computer and my Xbox 360. This is probably a one of a kind problem, hopefully not. Any advice will help. Society should always have safety nets for disabled folks and and the poor. There is already a means test (at lease in the US) in place for people on public assistants. To test them in the manner you suggest would be costly and I would think not really rule that many people out. Should I sell my house at a loss if it means I have to take out a loan against my 401k and deplete my savings ?

Rent will NOT cover the mortgage on it. We'd be taking an $800 loss per month. We bought our townhome in 2005 for 370k. Our neighbor just sold his at a close price of 240. We currently owe 290k. The townhome is only 2 bedrooms on the upper level and is no longer sufficient for our needs- when we purchased in 2005 we had no children. In 2008 we had our first daughter and in Feb this year got a surprise set of twins so we had to move on. We just purchased a single family home, so now the question is whether to sell the TH at a loss or rent it. I know the conventional wisdom isnot to touch your 401k for this but I'm not sure whatwe gain by hanging on to it. I don't see prices rising enough in the next few years to help us any. We thought about a short sale but right now we don't have a hardship, although we might have to continually draw on our savings each month to make up the difference between rent and the mortgage, so we might end up exhausting our savings to hang on to the TH if we rent it anyway. We have about 35k in savings and about 40k available to us in a 401k in the form of a loan. I'd really appreciate answers from anyone with a financial planning background as to the best course of action. A loan on the 401k would be less out of pocket per month than the $800 to cover the rent.

I am planning to meet this guy with whom I had been chatting from past 6 months. He has studied from the same institute in India from where I had studied but we have never met .
